The initial meeting will be to gather the information from both parties to get a better picture of what's happened and what they would like to get out of the mediation process.

I've been reading a study that asked consumers what traits they wanted to see out of real estate agents, and there were some surprising responses.

The number one thing that consumers wanted to see was an agent that was responsive to their needs. Communication is extremely important in this industry, and that's why it probably comes in this list at Video Email Launch Checklist.

When you're interviewing an agent, you have to ask them if they work solo or with a team. If they work with a team, who can you contact if they're unavailable? You should always be able to reach them easily.


Ask your agent if you will be updated weekly, or how they plan to keep in touch with you. It's important to be 'in the know' when it comes to things like these. Selling a home is a huge financial responsibility, and you need an agent that you can depend on!

Today we want to talk to you briefly about hiring a licensed contractor to do some work on your home. We’ve got some great tips for you on how to get the best work done for the best price, so without further ado, let’s talk about what you need to do when you are looking to hire a contractor to do some work on your home.
Our first tip is to get multiple bids from licensed contractors. Three is a good benchmark. Take those three bids, lay them out on the table, and compare them. If one is considerably lower than the others, double check to make sure they aren’t leaving anything out or cutting any corners.



The second thing you need to do is get it in writing. When you sign a contract, make sure you get a copy as well. Remember, the contractor works for you. Don’t be afraid to make changes. If you have to add or delete something, make sure you get a signed change order, which will become part of the contract.


Finally, check the financial terms. You need to know how much they want as a down payment, the total price, and when payments are going to be made. Contractors should not be asking for more than $1,000 or 10% of the bid as a down payment, whichever figure is less.

Are Zillow's Zestimates Accurate?

Today, I just wanted to take a quick moment to talk about Zillow and the Zestimates they offer.

A lot of homeowners come to me when they want a home evaluation, and sometimes they refer to a Zestimate and wonder why the valuation is so different.



The thing is, Zillow takes the average value of a home in a certain area and applies it to your home. They don't account for any upgrades you have made to the property. If a home down the road is on a busy street and sold for less money, that is going to be lumped into the average price they give you. Any unique features of your property will not be reflected in the Zestimate.

Now that the summer is over, I wanted to take a moment today to give you a quick market update for the first half of 2015. Here are some recent trends we've been taking note of:
  • The median home price for San Diego County was $455,000 for the first half of 2015, an increase of about 5.8%.
  • The average number of homes sold per month has increased 8.7% to around 3,400.
  • The average number of active listings is 6,300, giving us just a 2 month supply of inventory. A healthy supply is around 6 months, but right now we are in a hot seller's market and prices are being driven up.
  • Interest rates for the first half of the year were running around 3.7%, which is about as low as they have ever been. This is down from 4.29% this time last year. Analysts are saying as long as we continue to see turmoil in Greece, rates will remain low.
